Right. So to answer your question, yes, it’s possible.
Seems like he’s saying that his agent only makes 500. I’m sure there are still other admin fees. Tbf agents don’t really do anything other than fill out a few state mandated forms anyway, And if the investor is finding the property themselves the agent doesn’t even have to unlock multiple doors to do viewings.
Yes that’s correct. He does all the heavy lifting. How do I find out this kind of agent in my market who can just execute transaction for a low fee?
He must be doing crazy volume to get an agent to agree to that?

Can you become an agent and do your own deals? So basically on a paper you put the seller pays the buying agent commissions, but it goes back to your pocket.
Yes you do, broker might take a cut and fees and it can cost 2-3k + mandatory training hours per year to maintain your license

Not possible with established brokerages.
Depends on brokerage and commission structure. My current broker allows me to keep 100%, but I have to pay a 345 transaction fee.
$500 is low, the offer might not get accepted, showing? Inspection? Managing a lender?
I would give back 1% maybe 1.5% for an investor who does repeat business with me, but not all but $500.
