My spouse just refinanced her student loan. Should I become a co-signer to improve my credit score? I’m an immigrant so I am what they call a “thin file” (ie: good but young credit score). Goal is to buy a house in a few years and improve my score as much as possible to secure a good rate.

Why?

No. If she dies or becomes disabled student loan debt will usually be forgiven - though her refinancing it while you’re married may have already screwed that benefit up depending on your state rules and the loan terms. Plus if you ever divorce it’ll be impossible to get your name off if she refuses or is unable to refinance again. As long as your credit isn’t bad you’ll be fine getting a mortgage. And it’ll keep getting better the longer your history is regardless of whether you take on more debt. Even if you had no credit they could use her score as a co-borrower and still count your income.

You can acquire a loan with a bad credit score..

Not at all.. It all depends on the company granting you the loan.

So I recently got a job offer on the brand side, as a marketing specialist in Canada for a reputable company likes of Loblaws, Shell, Sobeys, Canadian Tire. The role encompasses alot more than just branding, includes ux research and was wondering how much is a good overall package for this excluding insurance benefits.

Is that a good idea or am I in over my head? I mostly want to, because I’m tired of renting and I’ve read reports that prices will only continue to go up. Although, I will have to pay back the 401k + pay rent, so maybe not a good idea. Advice/resources would be helpful.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thanks

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
