Art Directors. How protective are you of your references and resources? I have a folder with lot’s of textures, mockups that I’ve spent time building. I even paid for some of those assets. So I always get a lot of compliments on my comps and decks. Sometimes someone ask for my files and I really don’t want to since I put so much effort on that. But I also feel bad being gatekeeper of things.

A client developer group just told me they reached terms to “buy equity in a lease.” From what they’ve told me, if we were setting this up fresh, I’d do a new LLC and easily handle capital contributions, buy-sell, etc. in the new LLC agreement. However, here the partner had a long-term lease on the underlying RE that our group wants to develop as a concept. Lease assignment to new LLC is dicey, but I’m thinking maybe we set up a Mgmt services company to contract w/ the partner-tenant entity?

Hello everyone! How do you manage holiday pay when the holiday is on a Saturday/ Sunday. Just found out that my favorite aunt, who claimed I was her “favorite” niece, chose to leave all her valuables to her other two nieces who never visited or called her once in the last ten years. My aunt passed away suffering from cancer last year and didn’t have her own kids. I was there by her side throughout her battle. I still wish I had done more, made her life easier. Happy wife happy life is a really toxic saying. I’m just shocked how this has become the standard saying for men in relationships. I have friends of mine saying this all the time, and I have just thought it’s so cringe and always want to say my thoughts on it but always decide to hold back. However, imagine the saying reversed - happy husband happy life - that would lead to all kinds of uproar. To me happy wife happy life means I need to sacrifice my wants and needs to make my wife happy.
