I love my job in special education, the job may bring quite a bit of stress and exhaustion but nothing compares to the stress of the related service team. OT, PT, speech, BCBA, social worker, etc etc is really what’s killing me this year. It is 23 days into the school year and the team members all make different plans and as a result, nothing is being accomplished. And if paraprofessionals follow ie what OT says but not PT, it cause so much unnecessary conflict!

I teach in a super red state and district and often my students do not see the pain of our Central American neighbors and why they seek asylum here. I tied their plight to my mom’s post-WWII and asked them why she was welcomed by our current immigrants are not. It was so powerful. One of my LatinoX students told me thank you for today’s lesson.

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

I am moving to Charlotte, NC for a new job. I currently live in Portland, OR and have a single family home here. With my income, and current mortgage, I can afford a 350k house I’m Charlotte with about 10% down. What are the pros and cons of buying a new place in Charlotte and then sell my house in Portland?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Someone asked me if it’s a good time to sell vs buy. So I explained that we’re in a seller’s market, then realized i lost a potential buyer. To what extent should I be transparent in this market?

I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house. Is that a good idea or am I in over my head? I mostly want to, because I’m tired of renting and I’ve read reports that prices will only continue to go up. Although, I will have to pay back the 401k + pay rent, so maybe not a good idea. Advice/resources would be helpful.
