Pets on a case by case basis. If allowed there's a non-refundable pet fee and a monthly per rental and they have to have insurance which acknowledges the pet and has me named as additionally insured in case of an incident. Case by case requires up to date vet records etc
👆🏻 yes to this. Rarely allow pets, it’s a case by case basis (not all pets are created equal), we have a pet extra charge, and additional non-refundable deposit because it will require deeper cleaning and inevitable repairs once they leave.
I’m always down to have Pitbull in my rental unit.

SLUMLORD INN!!!!
I allow dogs and it hasn’t been an issue. They could dig up the yard some and can scratch the floor if you have real wood. But unless your floors are new, it probably doesn’t matter. I rent furnished (to students) and cats do way more damage than dogs.
The dogs will make the rugs dirty but so will people. My own dogs have thrown up on my carpet and stained it but I would still allow it.
I do but with $50 a month pet fee.

Dogs are way less destructive than kids
Unfortunately yes. Dogs have done over 10k in damage to our properties, but hard to find a tenant without a pet... or service dog (which you can't collect pet fees on)
What kind of damage?
