Planning on selling home in Boston suburbs soon. It needs work, but we are listing it $200k under comps. Should we still put work into it so it looks presentable or is the market still good enough that people will just buy anything? The basement bathroom vanity, mirror and fan all need to be replaced, but idk how to do that stuff. I guess I could find a plumber or electrician to do it.

You should almost certainly be positive roi from putting in the work. Think about it… will the work require 200k? Prob not

Also, not to mention.. flippers make a living from this so obv value add, and you’re decreasing competition for buyers not making the home top tier. Buyers want turnkey and people get emotional, so they overbid

Unless you’re super lazy and/or rich or the work is literally impossible (maybe some foundational stuff) you should just do it. Otherwise some flipper will buy it and make a pretty easy roi

The city matters here, if it’s a desirable suburb of Boston, it won’t matter what you do it will sell quick and for more money than it should.

Empty it out as much as possible and have it professionally cleaned top to bottom. Have a landscaper clean up the yard and trim overgrown trees and shrubs that block windows. Don’t waste your time on the other stuff. Get it on the market now.

How hard is everyone pushing their corporate clients to authorize nonresident assignees whose only 2020 US compensation was the value of their 2019 tax preparation?

How can I get passed cynicism?

Having struggled with visa for the past ~6 years, I have become extremely cynical. I don’t trust real friendships anymore because friends turned into competitors or got too burdened to maintain the friendships.
