Honestly, whatever you want. But don’t do. A per deposit (or even a security deposit). Call them fees, then you don’t have to give them back even if the pet causes no damage. What you need to look at to add extra tenants is the west and tear and, very importantly, the water bill—which I assume you pay. I don’t know how you structure your utilities, but if you’re paying for water, this will increase each time you authorize another person to live in the unit (I’d say by two). I don’t know if you can apportion utilities you are responsible for by square footage—in my experience this is hard to get tenants to agree to, let alone collect. But you could charge a move in fee, as opposed to a security deposit, that you can just keep to account for this.
