Finished Rich Dad Poor Dad and appreciate the emphasis on creating alternative cash flows (vs. just income). Does anyone have book recommendations on creating wealth? I've focused heavily on income + 'safe' investing, but intrigued to learn more.

I’ve been thinking about getting into real estate investing. Not right now but later down the road. I’ve been trying to save up for a down payment. What are some good resources for a beginner? Is it worth it to get my brokerage license in the state that I’m moving out of (I would want to do out of state investing) or should I just take a general real estate investing class. Feeling a lot of pressure to buy an apt as my partner and I are in mid 30s and see ourselves living here (Brooklyn) long term. Can’t get over the high prices, high fees and idea of sinking all of my money from the market into one asset. I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.
