Selling a house soon. The windows are in rough shape. Half were painted with the ac installed, so they don’t shut. Others have gaps near the frame. And others for some reason were painted with like 1/2” gaps up top. I got a quote to replace the windows, but I might just disclose that the windows need to be replaced and price accordingly. Market is still relatively good in the area I live, and the state has a program (Mass Saves) that the buyer can use to fix the windows.

Will it be a problem when selling if it’s already disclosed?

If the market is still good, can you price the house slightly lower and selling as-is?

It doesn't even matter if you disclose. It will come up in the inspection. Just make a plan with your realtor on how you'll respond...ie willing to take X less, give an allowance, etc.

Market is still healthy that I’m not taking an offer that asks for an inspection contingency. If they ask for a concession, I’ll tell them to F off.

I just want to make sure that it’s ok from a legal standpoint.

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). I have over 12 years in B2B sales/sales management experience along with a graduate degree. I have read all the books but want some hands on experience on the property management side. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location.
