How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?

Going through a closeout. 50-50 profit share allocation, but my business partner has been using the venture money at their personal piggy bank (hence the breakup). My accountants say because we agreed to 50-50 shares, the leftover money has to be divided equally.

They spent $100k in the last month on random "work stuff" but bought a new car, etc. Now I have to pay for it with less equity return!

Just wanted to rant, I'll probably never go into a partnership again.

Do any real estate lawyers out there know of/can direct me to a ROFO agreement to purchase commercial property? I’m working on one now (but using a ROFO to purchase equity interests as a basis) and would like to see what other people are doing. Finding a good one has been hard, as this kind of thing isn’t always required to be filed with the sec and every search I’ve done basically pulls up garbage. Also, are there any provisions you’d consider absolutely crucial from the owner’s side?

Recently, my appraisal cycle got completed. So whenever a recruiter asks about CTC, will I need to add the Gratuity and Insurance and then tell the Total number.

In my company Total CTC = CTC + Gratuity + Insurance.

First year: how long without a full ramp up before I should worry? I’m sub-250 hours since I started (3.5 months) and the firm/group are both busy. Other first years in my group are mixed. Worried I’m missing the reps that first years are getting at other firms. Enjoying the freedom while I have it, but I’m still thinking this is odd. I took an in-house gig working with friends late last summer and I am about to get an offer from a biglaw firm for basically my dream position—I am feeling terrible because my current department is understaffed and I like the work, but the biglaw position has huge advantages including remote work and way higher salary. The actual workload will likely be the same. Someone tell me I am not a monster for leaving so soon!!!! Any advice, if you have jumped ship early and don’t want to burn bridges?

I’m currently a third year in my small firm’s life sciences team. I’m not really stimulated by the work and although they say they have a lot of work, they’re not good at managing workload. I haven’t had much work on my plate even after asking many times for more than six months. I’m ready to move to a larger law firm. However, I am concerned how I’ll manage the workload as a mom to a toddler. The good thing about my firm is that they’re flexible with hours. Anyone have experience balancing?

I know that some other associates at my level are approximately 30% behind other associates in hours on a month to month basis. Yet all of these associates say they are “at capacity”, and myself and another associate still end up being assigned work instead of them. How do we handle this? Senior attorneys at v100, how common is it for attorneys who start at small firms to lateral to biglaw? Have you worked with any? Conventional wisdom is always that if you don’t start there it’s hard to “trade up”. My coworker and I just did it to two different great v30 firms, and I’m wondering if it’s really that uncommon? Just out of curiosity. We’re not special counsel with special niche skills or anything, just associates. Pitfalls to beware? Positives?

Is it a fail of character leaving biglaw? I want to leave, but despite the constant stress and suffering, I can’t avoid feeling like it’s my fault or that maybe I’m over exaggerating how I feel. Did first set of redlines for a partner. Have ten years experience doing what this partner does but I am new to working with him. Said I did about a 7 out of 10 on that job. Not sure how to feel about that. What say you all? :) Keep in mind I asked for a 1 to 10 because I cannot talk to him about it for a week or so.
