Excluding places that outliers like SF/NYC? I’m in Sacramento.

We may sit out for a month or two to see what happens. Mandated quarantines might force our hand anyway. But can’t help what may come of home supply and prices here in a month or so. Nobody can tell the the future, but thought on how this could play out?

We’ve got 5 rejected offers so far, all over asking.

At least 20% of our desired price point. But as a VA loan with a sub-3% interest rate, my ideal scenario is putting as little down as possible so I can invest the rest in the market.

I’m supposed to close in 2 weeks and am kinda freaking out haha

Unfortunately, Jobs go first then housing. There will be an impact for sure. I would wait 3-4 months and reassess.

My job is pretty secure. I'm building a new house and signed all the options last week. Worried that the construction will get delayed.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?
