If they’re ready to move in and they have most of the development sold, you likely don’t have any real area to negotiate.
I am going without agent, so not sure what all credits we can ask for.
Strongly advise you not to go with the agent. My new construction builder sets a budget aside for agents if you come without one that money stays in their pockets. There will be no benefit in going directly to the builder. They will not discount or give you a rebate because you didn’t come with your Realtor.
Keep in mind the person working in the sales office represents the builder. They don’t represent buyers. Agent helped me pick a lot and helped me think about things i did not even consider. She also helped me consider upgrades/modification, take pictures etc when i was out of town among other things

Where is this located? Just curious, why go without an agent? What credit are they actually giving you for that? I’m a loan officer and could help price out against any loan estimate from other lender to see if I could
Get you a better deal especially if you are using preferred lender from the builder. Always better to get a second opinion. Shoot me a msg if you are interested
Another mistake you would learn with a real estate agent. Always get a quote from the builder (recommended by my agent). My builder matched the rate I was getting from other lenders and gave me 10k credit. Please also read your contract carefully you would see that if the builder is late for closing they won’t pay anything to you but if you are late they will charge you a daily penalty. It is actually in your best interest to use their mortgage company AS LONG as it makes sense financially. The idea is that if you are late for closing they won’t charge you because you are using their mortgage company
