What do we think about extended rate locks for new construction builds? I see a few lenders offer 9+ month extended rate locks for a fee and wondering if it's worth it with current rates?

Depends on if the rate lock allows you to move the rate downward

I was able to lock in my rate before the construction started without a fee. Can you not do that? I paid interest only during the build and then it just converted to a regular mortgage once we had the certificate of occupancy.

Sounds like you had a one close loan on a custom build (similar to what I did). Spec builds a little different (or the toll brother type houses work similar to spec builds)

Foreign LLM student here. I plan to take the NY bar exam in February. I’m thinking of taking a bar prep course (most likely Barbri). They offer two options: the “traditional” course (which lasts around 2.5 months) and an extended 6-month course. The difference in price is substantial – 2.5k for the traditional course vs 6k for the extended one. Any thoughts/recommendations on which one I should take? I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house. Is that a good idea or am I in over my head? I mostly want to, because I’m tired of renting and I’ve read reports that prices will only continue to go up. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

I am considering putting down an offer for a TH in a community that has Mello Roos. It gets added to the property tax. I am looking at paying an additional 5-6k for that.

Online videos say it’s all good because the money gets invested in building the community .
