If there are other homes in your area that have sold for around the same price, I’d look to talk to both the buying realtor and selling realtor for those transactions. The selling realtor will know what the offers looked like and who the buying pool was. The buying realtor can speak to how they made their offer stand out, and where else their buyers were looking so you can know what you’re up against for competition.
Unless you’re talking $5m + luxury market with pocket listings, the agency itself you sell with doesn’t matter. It’s more about the agent. Every agency has newbies and experienced pros.
Anyone can sell a million dollar home. They aren’t rare.
I’d say the presentation is more important than the agent. Pictures drive traffic, traffic drives offers. Who has the best listings, best pictures locally?
What do you mean about agency? You should focus and find a good agent. It’s the agent that sells the home.
