So... which is it? Short term or long term? There are different answers for each. Maybe try ibonds + HYSA while you decide.
Also since the market has been going down, that's a great time to buy at a discount if you're looking long term.
For the long term essentially. Was thinking short term in case the right property shows itself as a rental. But if the long term option yielded good returns I’d be very happy to keep it in there for 10-20 years

Remember that if you sell anything within a year, you’ll pay your marginal tax rate on the gains. So if you think you might use the money in less than a year, park it in a HYSA or bonds.
You need to make the short term vs long term decision before you invest as the decision will drastically change how you should invest.

I’m talking about gains if he puts the $200k into the stock market, has some gains, and then wants to pull the money out to buy an investment property within 1 year of making the stock purchase.
Going to be in a similar situation soon. Curious about the groups thoughts

Random question - how much did you receive of the selling price? My question is how much went to fees and the agents or whatever. I’ve heard 6% or so but just curious if that’s accurate.

You can do this as well, but will be at the back of the line when it comes to these agents attention.
