My guess: People moving up the risk spectrum on the expectation that the Fed pivots on interest rates due to slowing economic growth. Seems like all high-risk growth names are popping a bit today.

It's just people's sentiment of the long-term prospects of the stock changing so much. Probably because the stock is so new and the market is just figuring out what the heck is going on with this company will all the deleveraging that's been going on with crypto

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

Is it better to have SFH for monthly cash flow or passive MF deals through a private syndicate? Recommendations for best ways to save for retirement after contributing to 401k up to match and maxing out Roth IRA?

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?
