What is your living situation, and how much do you pay for rent in Miami?

We have been saving up to buy a house by next fall. Thinking about some investing around $20k in a relatively safer investment instrument, maybe an ETF. I think tech focused ETF will be easier for me to track.. Targeting ROI of 10%. Any suggestions for ETF's??

I’ve got a partnership w/ two of my uncles. We have two houses on rent. we use the profit from the homes as a single pot where we pay for the maintenance expenses (different cash flow from each). We are close family and they trust my judgement. Another of my uncles wants to join for the next home we buy. How do we split/ allow their buy in to our partnership for the next home? I don’t wanna add extra accounting of maintaining expense/cash flow from the next one we buy as a larger group Thoughts?

Question fellow fishes: How long do we actually think fintech is going to dominate? When it comes to substantial wealth, security outweighs convenience. Seems to me like people reach an upper limit with fintech apps before switching over to traditional banks and firms. What say you?

I have a tenant who is late on rent after having JUST signed an updated lease last month when we bought the property from the previous owner. He has a history of being late on rent. He paid 8 days late and the check bounced. He is now 17 days late and saying the late fees are too much and unfair. I’d like to save up around $50K in my HYSA for a property <$400K in LI. Does this sound reasonable?

Potentially dumb question here: I am starting law school soon and will not be employed (net income of $0 assuming I don’t get a good summer internship next summer). I just heard recently that if you refinance and your house appraises at 20% more than the amount owed, you can remove PMI. Is this correct? Getting a divorce and trying to keep the house but moving from a VA to a traditional loan and would rather not pay PMI if I don’t have to. House was purchased for $460k no money down (VA loan), refinanced at $450k to lower payments $400/month, now have $430k left on the loan... would it have to appraise for $516k?
