28yo single male, no debt, 110k income, LCOL (Dallas). I've been living fairly frugally, maxing out 401k and reached 170k NW.

I kind of want to splurge on a LUXURY ($2,100/mo) apartment. It's an amazing place, high rise, 20th floor, large balcony, floor to ceiling windows, loft style in the middle of the nicest part in Dallas 🥰😍

1) would my application even get approved due to my income?

2) is this too much?

The lifestyle and everything that comes with it is great, but I get tired of looking at the same thing. Just like a new car, it gets old. Being so high up is a pain in the ass to leave as well when going down the elevator.

But it’s a catch 22, you need to experience it to get tired of it first. I was in the same boat as OP, wanted to splurge bc ive been frugal but I realized I’d rather spend the $2500 in the market and get a house instead

Definitely would get approved. I think you're at a point where you can start to decide how you want to spend your money. Personally I wouldn't want to spend that much on living space but do what is right for you

Live in NYC on similar salary and pay 2200. Definitely doable, I still max 401K and put away $500 to savings / market.

If it makes you happy, go for it. If you can, buy the place instead, 100K should be enough for a down payment on a nice condo

Don’t listen to the whole “buy don’t rent” pitches, they don’t apply to everyone at all times in life. That rental sounds great and like you deserve it live there for a year and it’ll help you decide if that kinda place is where you wanna keep on living or if there is another neighborhood/type of building you may like better for next year.

Just enjoy it for a year then downgrade. Nothing wrong with enjoying the fruits of your labor, but you don’t need it forever. Just experience it for a short time then move on. Everything gets played out eventually. Even if you lived in a 50 million $ park ave penthouse and drove a Ferrari Enzo, you’d get used to it and they’d become boring.

I don’t think luxury apartment rentals are income restricted. I don’t see your application getting denied unless you have really bad credit. I’d say do it and have fun.
