Yep, property taxes often spike the year after a purchase because the locality has new data on the price (aka what you paid for it). Bigger Pockets is a must. They have a lot of great free podcasts and some worthwhile courses to take. They have great guidance on tenant screening. I use the Innago app for advertising, screening, payments, and property management. It’s free for landlords and is fantastic.

Your underwriting needs to include CapEx, repairs, and vacancy reserves on top of PITI. I also suggest adding 8% Property Management even if you’re self managing.

Follow “InvestWithAce” on IG. Easily the best resource for remote real estate investing. His concepts are easy to understand, but far more advanced than people realize.

Save your money and invest in a multifamily or multi-tenant industrial property.

More tenants = less issues when one moves out or needs to be evicted- which I just went through. (Took nearly 5 months to get them out after filing paperwork).

I would like to hit fire between 40-50. Currently 27, 185k total comp (125 for me and 60 for partner). Like my job don’t hate it don’t love it. Does an MBA make sense? I’m guessing it could take me to 170ish with that schools I’m looking at but wondering if the 40-50 retirement range makes an mba not make sense since I’d only have 10-20 years to save vs 12-22.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
