Anyone else recently buy a home on Long Island? Any tips? We just started looking and there’s barely any houses in our price range (850k to 1mm) and prices seem very inflated. Put in a couple offers recently and the houses went for significantly over and in cash.

Aside from the normal baby registry stuff, what are the best financial gifts people can give? For example: savings bond. Can you open a brokerage account to add to? What are some cool smart things you’ve seen or done?

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

How do you judge a low ball offer with how the market is changing? Earlier this year, you would look at comps and say this is the value. Now with rates going up and people pulling out, how do you justify the value? (View point from the buyers end)

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Any investors in the woodlands Texas for single family homes, rent looks good as per Zillow , good school district and houses are still affordable compared to Dallas and Austin

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move?
