Yep. This is what I do. I net about $2k per month in cash flow. Current portion of my rent is $1800. So my living expenses are essentially 0.

Just factor in property management 8-10%. I got an offer accepted yesterday 30k under asking on a triplex. Don’t be afraid to offer what makes sense to you. 90% rejected offers is about right. Make those buyer agents work for it.
