Anyone rent for themselves but owns rentals? I live in a HCOL city very close to work but a comparable townhome would run for about 1.4M so I just want to rent, but want to invest in LCOL cities I’ve lived at

It’s actually a pretty smart way to handle investment strategy, especially in a HCOL area. Make your money work for you instead of being “stuck” in your primary residence. It’s very counter intuitive to most of the financial advice out there, but works when you zoom out.

$1.4m townhome @ 20% down = $280k I’m down payment.

That same $280k could be generating $1k to $3k per month in rental income, which could easily cover most of your rent, which allows you to save faster for more investments.

Yep. This is what I do. I net about $2k per month in cash flow. Current portion of my rent is $1800. So my living expenses are essentially 0.

Just factor in property management 8-10%. I got an offer accepted yesterday 30k under asking on a triplex. Don’t be afraid to offer what makes sense to you. 90% rejected offers is about right. Make those buyer agents work for it.

Currently a Wealth Advisor for Citi but I honestly hate it here with a passion it’s the worst company I’ve ever worked for in my life and I’ve been in Wealth Management in the banking channel for over a decade. As it’s been getting colder I’ve been dabbling in soups. This is a brie and mushroom soup paired with balsamic onion & mushroom toast. It was super tasty and really hit the spot. It can also be used in place of cream of mushroom from a can in recipes if you’re looking for a different taste.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

The value is now over 400K and I have an equity of over 150K.
