Anyone still looking at deals with net 0 cash flow at current interest rates? (assuming avg 3-5% appreciation). My current portfolio cashflows nicely (all financed from 2020-2022) so I’m struggling to pull the trigger on deals today and accept low cashflow until a potential refi at lower rate.

Looking to pull the trigger on an apartment in NYC, paying cash, the net cap rate is around 4%, not great given risk-free is 5+%. But if rates come down, I can do a cash out refi and use the cash to buy another apartment.

If you can find something that works at a 6% interest rate, or has room for value add, it could make a lot of sense to buy now and refi in 6 to 18 months.

But you should have a 6 month emergency fund / buffer as part of your underwriting.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? Based on the Gross salary offered I have calculated the in hand salary per month would be around 152000 considering 150000 in 80C, 50000 in NPS and 200000 deductions due to home loan interest. Total tax liability is around 400000. Any other options do I have to save tax further (other than HRA, LTA)? Thanks in advance.

I got married in 2021. Before my wedding I lived in State#1 and after the wedding I moved to State#2. My spouse lived in State#2 the entire year.
Can I file as Married Jointly in such a way that State#1 only calculates my income for the portion of the year I lived there?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping).
