Are these competitive rates for loan of 1.2M?

option 1: 7 ARM at 5.25% with 25% down, credit of $5574

option 2: 30 yr fixed at 5.375% with 20% down, credits 0

option 3: 30 yr fixed at 5.5% with 20% down, credits $4757

I am leaning towards option 3, hoping that the rates will get better and I will refinance in 2-3 yrs. What do you all think?

Very good! I’d probably go with option 1 or 3 as well with the intent to refinance a couple years down the road

option 1, we can still move but we will not have cash on hand for improvements, emergency fund, etc., so don't want to go there honestly

Option 2 - I personally don't think the rates are going to get that much better to justify a refinance, but that's just me. I'd be happy with that rate.

We are still historically in a low rate cycle. Depending on how long you plan to stay I'd go with opt 2 or 3.

Would look at monthly PMT difference between 2 & 3 and see your breakeven on the credits. If it's ~24 months I'd do opt 2 but if it's ~60 months I'd do option 3.

Option 2 for sure. .125% rate difference seems small but especially with your loan amount I can guarantee you it is not. Mortgage interest is highest in the first 1-2 years so most of your payments will go towards that being more than the $4757. Also historically 5.5% is not that high if you look over the whole span of the market so we aren’t really in a place to think they will drop enough to be worth a refinance in a year or two. Last the flat settlement fees you will experience for both transactions on this Million + property are also a factor. I would ask your LO or do some research on how much that .125% over a million dollars over 5 years would cost you to help you decide. The numbers are surprising the bank always wins! Last remember if you do refinance that interest with your terms will restart.

How many billable hours per week is considered at capacity? I’m getting pushback on boundaries I’m setting about additional matters and marketing work from my firm when I’ve been billing 60-75 hours per week for the last 6 weeks, and I’m still behind on my work. Went from a big firm to work for a smaller firm. The people in the smaller firm are protective of their work and are good by their work too. I no longer feel chaos or stress. I am treated with respect and my schedule is more normal. I am even working more billable hours than before, but it feels like a seamless experience. I don’t work then past 5pm or anything out of the ordinary for this time of the year. I am so grateful!

What’s the best way to deal with a partner that prefers working solo? For context, this writer I work with conceptualizes by himself, emails the Account team, gives deep input, and makes decisions for us without consulting with me (his “partner”) most of the time. While I appreciate his proactiveness, I feel excluded, limited, and without much room to co-lead the work with him. I don’t know how to bring this up without sounding like I’m b*tching about it.

Hi Fishes,

I have given my interview in HCL and cleared 1 TP, 1 hcl manager & Client TP and Client Manager rounds .
In initial screening HR told the generic statement of 30-40% and I have given my ask as 50% minimum. After clearing the rounds I heard from the project team that Client has given great feedback and wanted to take me in .
What is the % I can ask in HR Discussion and will they reject in HR if I ask more now .
I have 9.5 years total experience and role is Storage Architect.

I have an H1b which I received in 2019 and was valid till august2021, due to covid I wasn't able to travel and then I switched to another firm last year in November. If I get visa transfer, will it provide me a validity back as I haven't used any on site time on that visa.

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.
