How and where are you getting 5.xx% 30-year fixed rates right now?!
Yes, I can't get to that 30 Yr Fix without relationship pricing in my area
Very good! I’d probably go with option 1 or 3 as well with the intent to refinance a couple years down the road
option 1, we can still move but we will not have cash on hand for improvements, emergency fund, etc., so don't want to go there honestly
Option 2 - I personally don't think the rates are going to get that much better to justify a refinance, but that's just me. I'd be happy with that rate.
We are still historically in a low rate cycle. Depending on how long you plan to stay I'd go with opt 2 or 3.
Would look at monthly PMT difference between 2 & 3 and see your breakeven on the credits. If it's ~24 months I'd do opt 2 but if it's ~60 months I'd do option 3.

Option 2 for sure. .125% rate difference seems small but especially with your loan amount I can guarantee you it is not. Mortgage interest is highest in the first 1-2 years so most of your payments will go towards that being more than the $4757. Also historically 5.5% is not that high if you look over the whole span of the market so we aren’t really in a place to think they will drop enough to be worth a refinance in a year or two. Last the flat settlement fees you will experience for both transactions on this Million + property are also a factor. I would ask your LO or do some research on how much that .125% over a million dollars over 5 years would cost you to help you decide. The numbers are surprising the bank always wins! Last remember if you do refinance that interest with your terms will restart.
