My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. Do you pay your credit cards in full every month?

I ask because I’ve let my credit spending get a bit lax since moving and adopting a puppy recently, so I haven’t been paying them off in full every month like I used to (though still well above the minimum payment, and keeping utilization at 30% or under). It got me thinking about how many people adhere to this advice.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Is there such place as non toxic ID firm? Or does any of ID attys like what they do? I moved from general practice to an ID firm six months ago. Biggest mistake of my life.
