I've just explored Schwab's Intelligent Advisor. It's a CFP augment of their Intelligent Portfolio offering (robo trading). For a 0.28% fee, you get financial planning on an ongoing basis. I'll likely use it, as I love their Intelligent Portfolio product so this is a low cost natural offshoot.

Anything they do, I can do on my own for free. I hold my investments in Vanguard admiral index funds. I diversify and hold long term, contributing a set amount each month. I don't try to time the market by selling, but if the market is down and I have a little extra cash on hand, I'll up my contribution that month.

Personal Capital seems good. I tried them first, and then I started managing my own portfolio after reading a lot of books on it.

Schwab is a great company.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. Do you pay your credit cards in full every month?

I ask because I’ve let my credit spending get a bit lax since moving and adopting a puppy recently, so I haven’t been paying them off in full every month like I used to (though still well above the minimum payment, and keeping utilization at 30% or under). It got me thinking about how many people adhere to this advice.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
