Let’s star with you. What are your predictions/markets?

This is where I’m curious to know other people’s opinion since I’m mainly in Midwest and a couple abroad, so I’m happy to explore more.

In my personal opinion: Texas, UAE, and India. Underlying reason being the growing markets with long term stability.

I wouldn’t bet on Texas. They saw a big boom in covid, but have had a lot of pullback due to insurance issues / spikes, as well as RTO for a lot of tech companies.

Bigger pockets says surrounding the Great Lakes, multiple states, but it feels like bottom of the barrel properties to me. I’m seeing softness in many markets, west coast, Austin, Florida, mostly rural, tourist areas. At this point I think strong job markets will hold value better. Anything outside a strong job market will have further downside. I’m preparing to deploy capital, but it may be later 2025/2026. If I buy anything in early 2025 it will be low offers 50k+ off asking, short sales as short term rentals fail. The fed killed hope of a housing rebound last week, rates will be higher longer, job market for higher paying jobs is also weak. I own outside the U.S. and with cheaper labor looser restrictions it doesn’t appreciate as fast. They can build to meet demand much easier than we can.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. So Becker was supposed to charge me $600 to update for unlimited access since my account was due to expire in March. I called them in December to make payment. We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.
