Bought a primary residence when rates were low. But now I need to move out of state. I'd like to keep this low-rate mortgage. To turn the property into a rental, the mortgage provider says I need to pay down the loan to get below a 60% Loan-to-Value. I'm currently at 90%. I can pay down the loan to 60% LTV in 3 years by making extra payments. Then rent the property for a profit of $5-8K/year, making back those extra mortgage payments slowly over the life of the loan. Good/bad idea?

My suggestion is to just rent the house. Dk why you need to pay the mortgage down first. Obvs I could be missing something but as long as the mortgage is paid 🤷🏾‍♀️

Did you sign something saying that you wouldn’t convert to a rental without having a 60% LTV? My loan says that I won’t convert to a rental for the first year.

Agree with PM2 and MD1. Very unusual that they would get to control the property use for the life of the loan. Generally if owner occupied, there is some period in the loan that you are committing to (I have seen 6 months or 1 year). Need to check your docs or have your broker point you to the obligation. Ask the broker where the obligation is coming from and to show you where in the docs it says you can't now use it as a rental.

Did you call and ask your mortgage provider? Hopefully not… read your docs because as others have mentioned it’s normally not an issue at all.

I did this with both of my rentals, have a low rate as a primary, lived in a few years and then moved and turned to rental. Keep in mind when you rent it, you’ll end up getting landlord insurance and it’s very likely this could be an easy way the mortgage company could find out. That only matters if you have some uncommon clauses in your mortgage…

90% LTV is very high. Why not sell and use proceeds in a better market?

What proceeds? By the time they sell and pay costs there won’t be anything left over.

Just rent it. As long as you pay the mortgage they do not care and have no incentive to upset the status quo.

Read your Mortage terms to confirm but usually after a year they can’t don’t anything. Also for future reference, after you complete you 1 year (or whatever number they gave you) you don’t have to ask for permission from your lender, it’s you’re home, you can do whatever you want with it.

Usually the limitation on rental is 1 year for primary residence. And the lender doesn’t care unless you don’t pay the mortgage. It’s better to read the loan doc.

Update: I found my signed mortgage commitment letter which states, in a section on Conditions to your mortgage loan commitment, "Occupancy - This commitment is granted on the requirement that the property must be an owner-occupied dwelling
with at least one of the applicants occupying the property for not less than twelve (12) months from the date of
closing." I have been living in the property for almost 3 years. I'm in the clear to rent out the property.

Had an FET transfer and just got the news that the pregnancy test is negative. Feeling very defeated about it. All my labs are good (AMH 3.1) and the embryos were PGA tested. Have only two left now, and this was the best quality one. The irony is I did feel pregnant couple days after transfer but then I stopped feeling pregnant. I am considering putting down an offer for a TH in a community that has Mello Roos. It gets added to the property tax. I am looking at paying an additional 5-6k for that.
