I only invest in multi families. Haven’t don’t apartments yet because don’t have the capital yet but not against it.
I personally only do multi because SFH while easier to manage comes with the inherent risk that if you go through a period of vacancy you will lose 100% of your revenue for that house. With multi, for example, if you have a 4 unit, you can stagger your leases by a month or 2, that way say one month one unit is vacant, you have the other 3 making rent and covering expenses. Ultimately, it’s just lower risk from a liquidity perspective.
Now the down side. You could have higher expenses. Ideally, you’re going to have separate HVACs, water heaters, and electrical for each unit, that means you have more equipment, which means eventually you will be paying to repair or replace them. So that’s just something to keep in mind. Potential more more profit but have to allocate more for maintenance so you don’t pay for things out of your own pocket.
