Has anyone built their Real Estate portfilio without debt and used cash to purchase properties? Curious to see if there was a specific approach that can be taken to do this?

Maxed out Roth IRA contributions when I wasn't eligible for 2021 (got a salary bump mid year). Do I need to recharacterize? It's a very small account that's been open for only two years. Currently 31 with 6.5 YOE and single . Should have NW of 250k by end of this year. (No significant assets in India). Considering this money all reminds invested I should have a decent nest egg for retirement. Have an LIC policy that will be worth arnd 50 lakhs when I surrender it (plan down payment for an apartment). Struggling to convince parents this should be enough for me to move back. I have been searching for a travel card for months. I am a young guy who is looking to take advantage of credit and earn points at the same time. Cap One just released an interesting new premium travel card with a lot of seemingly good perks (Venture X). I also looked at the CSP and the Southwest Priority card. My girlfriends family has Southwest and swear by it, with companion pass being the differentiator. I am in the DMV area and have mostly flown Jet Blue or Southwest. Any thoughts on this?

Advice appreciated: I want to sublease my apartment so that I can rent elsewhere and pay less.
