Have you experienced contacting directly the agent of a seller? I looked at a few places in Zillow and wanted to check those out in person. i''ll be out of state buyer, so i need to fly into the city and see various properties in one trip. doable?

Get your own agent to represent your interests. A seller’s realtor has a fiduciary duty to the seller first.

I’d suggest using the Bigger Pockets agent finder to get an investor minded agent

Do some research on agents that do business in the area you're targeting. Real estate is very local and finding an agent that knows the inventory is key.

Agree with SPM1, there is value in having an agent who works for you. The seller's agent represents the interests of the seller.

My advice is to interview several agents by phone before deciding who to work with.

Currently 25 y/o making 70k/year in Boston. I grew up pretty poor and I have minimal financial education. A lot of my salary now goes towards helping my parents get out of debt. My parents are no longer able to live on their own, so considering selling my grandmas house where they live (maybe 550k), paying off their mortgage (100k) and buying a duplex (between them they make about 55k/year). Is buying a two family home a good investment ? How much can I afford to spend on a new house?

So wanna run something by you all. Looking at insurance plans. There are 4 plans that allow an HSA. 3 of the 4 are identical.
500 firm contribution to HSA = ~21/ pay period. Add that to lowest HSA premium plan. It still comes out lower than the out 3 plans. So what am I missing?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
