Just went through the same decision process (moving from out of town w/ two small children) earlier this year. Settled on Pflugerville. It’s not glamorous, but it’s safe, you get decent bang for your buck housing-wise, and it’s not outrageously far from downtown.
We ended up in DrippingSprings
It’s a long commute if you work in office in Austin though... better for remote workers
Pflugerville or maybe round rock / liberty hill
Where in Austin is his work?
You won't be close in for 400k. You can probably find a nice house on the outskirts though commuting in/out is pretty terrible.
Southpark meadows. 9 miles from downtown. Austin ISD. House prices closer to $400k.
If you’re gonna be in Austin ISD you need to be out west in Circle C. I’m in Onion Creek and we’ll be moving once kids get to school age.
Sorry to say but you are going to have to more far out of Austin for that price. Also try new builds as they are tying to unload inventory
400k is gonna be very tough anywhere in Austin, if you look in the suburbs its still going to be mid 400s.
One thing to keep in mind is traffic is bad here because of how poorly the major roads were designed and that they are always under construction, so unless you want 2 hours of your life to evaporate everyday on 35, 183 or Mopac, try to live closer to your workplace.
We ended up buying in North Austin back in the early 2010s because of access to both 183 and Mopac, and luckily lots of stuff popped up within normal commute range.
If you have to work in downtown, you could also look for a neighborhood near the metrorail stations, it goes all the way up to Leander
It is pretty crazy to drive under the Mopac toll and see traffic at a standstill

You are going to have more far out of Austin city limits for that price. Average price of a home in Austin is $600k.
