Hey 🐠, I’m looking to purchase my first rental property in Charlotte, NC at the end of this quarter. I’ve been thinking about it for the last two years and finally am ready to bite. I have $25k in cash saved up. Any resources you all can point me to so I do this right? No one in my family owns property so i am the first to embark upon this wealth building journey. Any advice will be greatly appreciated.

You need 20% down, what can $25k possibly buy?

I live in Charlotte and own a rental property. DM me and I can share more on my experience, approach, what areas to consider, etc. Agreed you don’t need 20% down and can still find a good property with cap rate of 6-8%.

There are ways around this although I agree lenders generally require more for a non-owner occupied property (25% in some cases). My interpretation of the original authors post was that he/she doesn’t own another property, meaning they could buy a multi-unit and wouldn’t need to put 20% down.

Most lenders require 25% down for rental properties (you will get best interest rate also with 25 down). If 25k is all the cash you have then you are in no way ready to begin this process. Be sure to have a 3-6 months emergency fund, no other consumer debt and then work on saving that 20-25% downpayment. Look at properties in your area to get an idea of how much you will need.

In the meantime my best advice is make sure you've done your homework. It's good that you're asking for help here but hopefully you've also self-educated with books, podcasts, networking with professionals (lenders, agents, attorneys, property mgrs), etc. If you haven't, do that first. Otherwise you're gambling.

You would need at least 20% down, so your 25k would allow you to buy a 125k property. If that is the price range you are looking for them you should be good to go (not sure if that’s reasonable for a non fixer upper).

You don’t “need” 20% down as you can likely put a smaller down payment while having to pay a monthly PMI. This will increase your monthly expenses so you should account for this as part of your potential cash flow on the property. I’ve recently started listening to The Bigger Pockets podcast which is really helpful as a starting point for real estate tips and tricks

If you’re not sure how to it yourself, you can always put the money in a syndication like connectrecap.com for the same benefits of real estate but you get to be passive at the same time

I'm in the same boat in the NY metro area. If by chance you haven't bought your own home yet, your might consider buying a multi family in the area as a primary residence. That way you go from 20% down to maybe 5% down, and can rent out the units you're not living in.

Bought a house with 10% down for 380k. Appraisal came in a 400k but now I’m doing renovations. Completely redoing both bathrooms in the house. Removing popcorn ceilings, installed new AC with new ductwork and insulation, installed a new tankless gas water heater and building out laundry room in garage. Should I refinance after this to get rid of PMI? Current rate for 30 yr is 2.625%. Aka is it safe to assume my appraisal can come back above 435k to equate to 20% equity?

Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax.
