Many people put more down because they want to own their home and have a more affordable payment and see the home appreciate. Also you’re probably not comparing apples to apples. The $3.5k rental may not be for a SFH (instead it would be an apartment) or might be for a home that needs to be remodeled or doesn’t have the same bed/bath count.
In addition, rent grows and you can get priced out of your desired neighborhood. When you buy, you typically lock in your rate for a period of time ensuring you don’t get priced out of your area.

Strictly speaking… numbers don’t work by themselves. It’s clearly cheaper to rent.
You have to bring other things into the picture to make sense of the purchase.

$3.5k rent makes way more sense over $7k in PITI if they are comparable products.
If you have money for a down payment, put it into rentals or syndications in lower cost of living areas to get it working for you.
