You want to buy a 3 BR townhouse in wicker park for $450k? With that budget of you really want a townhouse you will probably need to rethink your neighborhoods. Or be interested in buying a not very nice place.
I said that I am open to lots of neighborhoods that’s why I was looking for suggestions :) And 2-3 bdrm. And I said that I recognize budget may not be realistic. I was looking for advice re all of that but thanks for simplifying my request I guess

You could afford a 2 bed 2 bath on the blue line near western/California for that price. It’s a weird “dead zone” between wicker and Logan that is slowly gentrifying. I’ve lived there 2 years and it’s super affordable and convinrent for weekly travel
Okay thanks! I may end up doing the renting. I was ideally looking to have a roommate to help pay of mortgage but see that might not be best investment decision in Chicago.
There are variables to all transactions and hence an infinite set of permutations on the pros and cons. Rule of thumb is if you’re settled buy, moving in the future then rent.
Also research Chicago real estate market. Personally, would not buy.
What’re your feelings on it?
450k will buy you a single or two bed if lucky in those neighborhoods.
I have a 2 bed/2 bath in one of the best areas of Wicker and 2 blocks from the L, $430 a couple years ago. You’re def not going to get a townhouse for $450 unless it’s a guy renovation job
We have a 2bdrm/2 bath next to Clinton Blue Line for $375k. The immediate area is a little dead but walking distance to Greektown/West Loop/downtown and with investment going into the Old Post Office there are real possibilities that the values will go up in the coming years

My friends have liked or lived in roscoe village, wicker park, Logan square, or Wrigleyville mostly.. some suggested Ukrainian village too? I’d really appreciate any insights. I’ll of course explore and walk around more, but just to know where to focus my energy would be great. If there’s places with great bars for things like trivia or comedy nights etc. too - I know that might be everywhere but the more the merrier
Oh also this would be first place and investment so like ~450k is budget, if anyone has tips for affordability or good investment area (recognize this might not be realistic)

Listen to strategy& OP. If you are on the fence wait at least a year until Chicago figures out how to pay for the pension increase again. This year they managed to get a budget in place without direct property tax increases but next year Lightfoot has the same problem: where to find an extra $1B to pay for pensions.
