Following! I'm also thinking of making the move to attend school in the fall
Im looking to start a doctoral program come January out there.
Lower Greenville is a good mix of homes but still being able to walk to restaurants. State Thomas area is more of a Townhouse vibe. Knox/Henderson and Uptown have lots of apartment complexes (so lots of ppl around) with places to walk to as well, but these areas will probably skew younger.

Oak lawn. Right on the cusp of park cities, but with lots of affordable options.
5 minutes from Knox / uptown but avoid the hustle and bustle
Specifically talking the corridor north of Lemmon / south of highland park

Legacy shops in plano north has good apartment townhome rentals .. exactly fits your bill
A block away you can catch non stop bus to downtown Dallas on weekdays
