For any residential property under 5 units it’s possible to do less than 20%. You be a competitive offer, but you can do it. I have a colleague who bought his last 7 investment properties with 10-15% down on conventional fixed rate loans

I was due for a promotion but then covid hit, and during the peak of layoffs/furloughs, I was given the run-around that we have agency wide promotion freezes, etc. Over the past month, a handful of people have been promoted.
