Good for you! Rental market is brutal right now

$1145+85 parking = $1230

1 bedroom with a loft (so technically "2 bed") 1.5 bath
Right downtown, but decently old building. I think it's a steal

Cost of living and salaries are both lower here. A typical senior accountant salary is in the $60s, manager in the high $60s/low $70s.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

I got a decent deal on a small 1 bed in a luxury building (hell’s kitc). Should I do a 12 month lease or 24m?

Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.

Would love some perspective on renewal experience after 1 year. TIA.

I got laid off and not sure if I should find a place cheaper to live by myself and pay rent with UI for couple of months while studying or go back home where family is and contribute much less than I will be spending living alone to parents for rent. She once got me arrested for no reason. What should I do?

Can her mom get her a passport in the US and ship it to her? Is there anyway around this?

Thank you!!
