I own two commercial rentals in heart of a tier 1 city. Opposite to my space is a mom and pop store. I have become somewhat friends with the owners of the mom and pop store over the years and they would do one of favors for me when I asked to take care of the rentals. Now the commercial rental is vacant and I have been approached by a mid size chain for potential agreement. The dilemma is that the big box store is direct competition to the mom and pop store.
