I bought a home last year but have since had to relocate and so I rented it out. Once the lease is up, I'd like to sell it - so about a year from now. I know it's still a ways to go, but is there anything I should be doing right now to prepare for this financially/from a tax perspective? Or do I just monitor the market and list it when the time comes?

Love how BS credit score is. Got my score up to 800 last month only to go on vacation so my credit utilization went up to 8% due to the increased spending and my score dropped 35 points because I didn’t immediately pay the balance after charging the purchases. I always pay my balance in full each month and have never missed a payment, how is 8% credit utilization determined to be that big of a risk that my score got immediately wrecked, I don’t understand

During benefits selection this year , I chose HSA for the first time and I am informed that my account is opened today.
