I paid a $2000 deposit for drywall, and then there was a disagreement on scope that led to cancelling the work (a main part of the job was not included in the original estimate, and it increased from $10K to $15K making it too expensive). I told him that it was too much and I’d have to go with someone else

The guy never returned my deposit. Do I have a case to get it back?

Small claims court is what I’ve heard but good luck dude. I’ve seen businesses and people taken for 10-200k without luck

What does your contract say as far as the deposit? Is it refundable within a certain period of time?

Also, check with the laws in your state. Some have a 3 to 7 day reconsideration period.

You might be up a creek without a paddle.

It may be worth reaching out to the contractor’s board to understand what your options are.

Did you pay the deposit by credit card? If you did then charge back, if not then small claims

If that money is sunk it might be cheaper to just go forward at $15k

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). I have read all the books but want some hands on experience on the property management side. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
