Im buying a house in NYC. If the seller serves the current tenant with a 90 day notice to vacate, can I file a holdover action based on that 90 day notice or do I need to serve it again?

I feel like I've been lowballed, can someone explain the below breakdown please?

Base salary: 60k
Quarterly quota (per quarter): 107k
Quarterly bonus (per annum): 23k
130% Annual bonus = 11.5k
"23% commission on quota minus base": 37k (don't understand this)
"Proposed 23% commission on 150% quota minus base": 86.5k
Sales commission threshold per month: 22k
OTE: 122k
Cost/Sales: 28%

That base salary is lower than my previous base by a significant amount by 32.7%

Is it possible to get a remote job in the US but be based in Canada? Not sure of the legalities but the salaries here are much lower than those in the US...

I started my new job completely remotely in June and when we go back to the office, it would be a 1.2 hour, 40-mile one way commute.. Would it be entitled of me to ask to come into the office 3x/week since by the time that we return to the office, I’ve already proven that I can work efficiently from home? Im starting a new job but still employed somewhere else. I was trying to be open about staying at BOTH places. My current job won’t let me be part time because they don’t allow “set schedules”. We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.

The horrible, dirty people that lived there before us left us a crappy mess. Hope we are not exposed, nor the neighbors.

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? I will ofcourse ask nicely but wanted to see if i have any other options!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
