I’m relocating to Winston-Salem and our offer was accepted on a home! Does anyone have a recommended inspector and also is it high risk to go with the one the real estate co recommends? The mortgage broker they recommended was embedding 8k in extra fees so I am feeling very little trust atm.

Winston-Salem is fine. Spent a decade there while I was prof at Wake Forest. It’s sleepy compared to bigger cities, but commuting is easy. Like smaller Southern cities, it can be tough to get integrated, but work, nonprofit volunteering, and churches provide the means to get to know people quickly.

Startup scene is taking hold slowly.

Forsyth Country Day School or Catholic school if you have K-12 kids. One elementary public school might work, if they still allow kids to be classified as “academically gifted,” which is not politically acceptable most everywhere these days.

I’ll take W-S over the Triangle, which is much more transient, and everyone is so self-impressed (spent a decade here; moving to Maryland for our new jobs). My wife and I very friendly people, yet gave up on having friends in the Triangle except for a few people in our neighborhood.

Of course, I’m sure much of the U.S. is like this, which is why books like Bowling Alone became best-sellers.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Feeling grateful & proud as I reached my goal ($50K by 25) 5 months early. But I can’t help feeling a bit overwhelmed. In the lifelong scheme of things, $50K doesn’t seem like much. I worked really hard and sacrificed a lot (including mental health) to get to this but it seems a little tiring knowing I still have so long to go. This is an emotional dump rn. It may be lack of social interaction but I'm really frustrated lately. I feel like I lost last 2.5 years of my life with ongoing lockdowns and job instability in the first half of the pandemic. I was 28 turing 31. I get good dates but -ve self talk
Inflation is high & coming from a low income family where you're supposed to help your parents is driving me nuts. Although I make a good salary, after rent, car insurance, there isn't much left (unfav currency exchange)
