In dilemma: to keep our current primary home or sell it. It’s is in very desirable location with mortgage + HOA: 3200 and would rent for 3500-3600. Purchased as married couple but now with 2 kids, need a bigger space. With home prices so high and high interest rates: New home would be 5500, leaving behind 1000 savings after everything else. What bothers me keeping the house and it stays vacant a few months, it would not be possible for us to pay both mortgages.

Depends on your risk profile and the local area. Some people like to have 6 months, others 12 months. There isn’t a one size fit all answer

Price it competitively to get it off market sooner. Request for leaseback of 30 days. If you qualify for section 121 even better

I’d recommend doing a through research. How rentable is the property, who is your target renter, with regular cash flow, can the risk be reduced yoy! How much the property will appreciate. There are a lot of calculators online for all this.

You have to run your own numbers to evaluate.

Thanks D2, this is helpful. We don’t have rental restrictions and 40% houses are on rent. I haven’t seen a house staying vacant even a month. but possible if there’s recession type situation. Situation would be tight for 2-3 yrs after that daycare costs are eliminated completely (~3600) so I don’t have to worry at that point. Prices have appreciated a lot, we bought for 400k and similar are selling for 700+

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? How big is to big for an initial investment property. Theres a 20 SFH portfolio for sale by me for about a mil. Is this to big to start with initially? I'm less worried about the Financials (feel comfortable on that end) and more worried about the managerial aspect.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
