How would you sell ETFs in retirement since there is no average cost option for etfs?

Curious for everyone’s thoughts on real-estate right now.. my spouse and I are in Denver and trying to buy our first home. I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?
