Just did a cash out refi on a investment property for 3.99%. With rates so low now, I’m considering doing another “traditional” refi at 2.9% does this work with such a short Turn around time from closing the previous one?

Investment properties usually have about 100bps higher rates than residential ones. Are you getting 2.99% for the investment property mortgage!? Sounds too low.

After listening to the Mike Saylor podcast with Lex Friedman, it made me reconsider my notions I had about BTC layer 2. IMO ETH has thoroughly eaten BTC’s lunch from a development/dapp perspective. I’m 50/50 allocated in both because as Mike says BTC is durable digital property while I see ETH as the platform for application functionality. Would be interested to hear other’s takes. At the core of it, I’m not sure myself and others will ever want to spend BTC, even if fees were negligible.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. I had a non traditional path out of law school because I graduated at the height of the Great Recession and my mother was seriously I’ll with cancer. I’ve worked for 2 big four firms in internal positions within compliance/regulatory for a total of 6+ years and am ready to make a move. What is my next best one? Is it totally impossible for me to go to a law firm?

Almost 4 years ago I was hired to do payroll for 1099-NEC independent contractors (1 of 2 people for my location) . Since then, I've learned a lot about the industry/business & terminal operations. In my "education", I've also taken on many tasks/projects outside the scope of the original duties. Trying to think of an appropriate title that I can suggest to my boss during my raise discussion. Commercial Real Estate: how long did it take you to know if this is what you want to work in?

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Bought a house with 10% down for 380k. Appraisal came in a 400k but now I’m doing renovations. Completely redoing both bathrooms in the house. Removing popcorn ceilings, installed new AC with new ductwork and insulation, installed a new tankless gas water heater and building out laundry room in garage. Should I refinance after this to get rid of PMI? Current rate for 30 yr is 2.625%. Aka is it safe to assume my appraisal can come back above 435k to equate to 20% equity?

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then.
