Looking for some advice to deal with my mortgage lender, US Bank. I purchased the home in 2021 and I’m currently trying to remove my PMI. I remodeled the entirety of the interior, added a 4th bedroom and replaced the roof. Based on these improvements and increasing market values I’ve requested to remove the pmi. USB informed me that they will send the request process document on 8/11 that details how to proceed and what I need to provide. (Continued in comments)

They said they will only deliver the document via snail mail. Obviously I’ll have to jump through some hoops but this seems excessive. Any advice how to expedite this process?

They will likely suggest you get an appraisal. That is usually the first step for them to consider loan value to house value. If you have equity over 25% then they have to remove pmi

Are you past the two year mark? They don’t have to remove PMI regardless of home value until you have lived there for 2 years. Maybe that’s why they are sending you the materials in a month.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
