Looking to buy second property sometime this year. Is it a good idea to use equity of first property for down payment of second property? I have about 20k saved up but want to use that for emergencies. Also to note first property will be fully occupied with two tenants by February. One tenants rent pays mortgage and second rent will be put away for rainy day.

I wouldn’t. You’ll have another payment which will eat into your cash flow.

Sounds like you'll be highly leveraged. Perhaps too highly. I'd want an assessment of risk before tapping into that equity (or draining emergency fund).

If you do decide to move forward, you'd include the cost of debt (assuming you're accessing through a HELOC) into your ROI calculation to make sure it still meets your investing criteria.

That could work, depends on your equity on the first home and price of the 2nd home. I would have a mortgage broker calculate what your DSCR (Debt Service Coverage Ratio) will be with an equity loan vs cash-out refi mortgage on the first property. You just need an address of a property you are interested in buying to run the numbers. If you don't have a mortgage broker, call Nancy Cattano at Roseth Mortgage (763) 373-6287. She's awesome. When to sell at a loss?

I’m 26 and have a fair chunk of my NW tied to Cloudflare - a tech stock that I believe has the opportunity to 3x and become a $100b+ company over the long term. Similarly, I have a lot in cloud computing etf - WCLD.

Given short term rotation out of growth stocks, I’m confused on what to do. I think we still have some time before growth stocks bottom out, but do I sell?

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins.
