How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?

They also want to give me a clearance but it will start as an interim so I can work sooner than may.
