If they are usually reliable they have a reason, I would reach out first. Charging the fee just because you can if someone is struggling is kinda jerky if you don't need the money.

Likely due in the 1st. It’s now the fifth.
Many lease consider this to be within the grace period.
First one I would let slide if they pay once reminder, ongoing late payments I would charge the fee
