My wife and I have been paying our son's student loans and we said we would until he was 30 if he needed it. Well, he's 30 in a few weeks, and we are in a pinch right now with the economy. He is unemployed but we are starting to really struggle ourselves, and I am unsure what to do. Any options here??

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?

Best place to get pre-qualified for a mortgage?

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

LCSW 50k loan repayment- Has anyone been granted a contract through the National Health Service Corps Loan Repayment Program? Curious to know how much your student loans were when you graduated from your program, how much you’ve paid off so far, and your age. I am 34 yo, i graduated with 95k in student loans, i currently have 85k left and i make 85k in come. I’m also a single mom with two kids. Just praying for 100% student loans forgiveness.
