As someone who works in the Mortgage industry, I would not buy a home in San Diego. It's too expensive for what you get, and the property taxes are really high. Add an HOA or a new construction with Mello Roos. You're going to have a big nut every month. You could continue to wait, as some analysts are stating we're in for more price drops. Alternatively, you could look at new construction as builders are hurting, and that's driving down prices, and they are increasing incentives. However, you'll run into HOAs and Mello Roos. For $700k, that's a condo or an attached single family. I've seen people do it, but it can take awhile, so know you are in it for the long haul.

Only you can really answer that question. You have to figure out what matters most to you. Maybe list out your priorities in order, or do a list of pros/cons to help you get it all on paper and think it through. Personally, I'd prefer to own my own home (especially one as nice as the one you've described) and make the sacrifice of driving 15-30 minutes to get what I need. But again, that's MY preference. You have to figure out what yours is. Good luck!
